Capital&Centric has been appointed as development partner for a major regeneration programme that will transform five key riverside and town centre sites in Rotherham, paving the way for new homes, commercial development and enhanced public spaces.
The appointment, approved by the cabinet of Rotherham Metropolitan Borough Council, will see the Manchester-based developer work alongside the local authority to prepare detailed proposals for three new residential neighbourhoods and two mixed-use town centre developments.
The regeneration programme forms part of the council’s wider strategy to reconnect the town with its riverside, creating new places to live while encouraging greater investment, increased footfall and a stronger town centre economy. Plans include new housing, commercial accommodation and public realm improvements designed to make the riverside a more attractive destination for residents, businesses and visitors.
Across the five sites, the proposals are expected to deliver around 225 new homes, comprising a mix of apartments and family houses. Capital&Centric and the council will now refine the masterplans before launching a public consultation later this year to gather feedback from local communities and stakeholders.
Subject to planning approval and the completion of the development process, construction is expected to begin in early 2028.

Capital&Centric continues to expand its regeneration portfolio across the UK, with a number of large-scale residential-led projects currently under construction. The developer says it is investing around £3 million every week across eight live construction sites, with the Rotherham scheme becoming one of the latest additions to its growing pipeline of town and city centre regeneration projects.
