Great British Railways is set to establish its national headquarters in a new office building at Derby’s Becketwell regeneration scheme, after the Government selected the city-centre site ahead of a rival location opposite Derby railway station.
The rail organisation will occupy the planned eight-storey 3 Springwell Square development, providing 106,000 sq ft of office space for up to 450 staff. Construction is expected to begin in 2027, with completion targeted for spring 2029.
The decision provides fresh impetus for the next phase of the £200m Becketwell regeneration, which is transforming a long-underused area of Derby city centre. The headquarters building is being developed by Peveril Securities, the property arm of Bowmer & Kirkland Group, in partnership with St James Securities for Derby City Council. No main contractor has yet been formally appointed.
Bowmer & Kirkland has already played a significant role in the wider scheme, having delivered the £45.8m Vaillant Live events venue at Becketwell. The group’s involvement through Peveril Securities places it in a prominent position as the new office development progresses, although the construction contract remains to be confirmed.
Plans for 3 Springwell Square were submitted to Derby City Council earlier this month. The proposals include Grade A office accommodation, an extension to Springwell Square and a new pocket park on Macklin Street, combining the headquarters development with improvements to the surrounding public realm.
The Government selected Becketwell ahead of Midland House, opposite Derby station, which had also been shortlisted as a potential headquarters location. The decision establishes Derby as the main base for Great British Railways as the organisation prepares to bring responsibility for track and train operations under a single public body.
The headquarters is expected to accommodate a substantial workforce involved in the organisation’s national responsibilities, reinforcing Derby’s established links with the railway industry. The city has a long-standing role in rail engineering and manufacturing, while the new office will add a significant employment destination to the city centre.
Becketwell has already delivered 259 build-to-rent homes at The Condor, alongside new public spaces and the Vaillant Live arena. The next phase is intended to build on that development by adding major office accommodation and further improving the connections between the site and the surrounding city-centre streets.
Derby City Council is also working with the East Midlands Combined County Authority on funding to bring the latest phase into construction. With the headquarters decision now made, the project has a defined occupier and a target delivery timetable, although the construction start remains dependent on the next stages of development and funding.
