Fit-out contractor Novus Property Solutions has started work on a £4.2m project at Loughborough University to transform two existing buildings into a specialist digital learning and research hub.

The Digi-Lab development will bring together a range of advanced digital technologies within a purpose-designed collaborative environment, creating a dedicated facility for science, technology, engineering and mathematics (STEM) students. Completion is scheduled for June 2026.

Once operational, the facility will house a Proto Hologram system, virtual reality laboratory, drone technology suite, marker-based motion capture technology, a GPU computing laboratory and an immersive 3D wall and floor installation.

The scheme is being delivered by Novus’ Public Services & Commercial division and combines design, refurbishment and reconfiguration expertise within a live university setting.

Works involve the extensive transformation of two adjacent buildings to create a single high-performance learning environment. The project includes the construction of a new canopy structure linking the buildings, a complete internal strip-out, installation of a new roof structure, an extended stairwell and full mechanical, electrical and plumbing services.

Specialist floor, wall and ceiling finishes will be installed to achieve the acoustic standards required for advanced digital applications, while external works and landscaping improvements will also form part of the programme.

Energy efficiency measures are being incorporated throughout the development to improve the sustainability and resilience of the campus. Building fabric upgrades, together with enhanced air quality management systems, are intended to create a healthy and efficient learning environment while supporting the university’s wider sustainability objectives by reducing energy demand.

The Digi-Lab facility is designed to support the next generation of STEM graduates by providing access to emerging technologies and digital skills development. Students will be able to gain experience in areas including data analytics, virtual and augmented reality, digital technologies and the application of artificial intelligence.

Loughborough University said the new facility will help prepare students for future careers by providing hands-on experience with technologies increasingly shaping industry, research and innovation, while creating a collaborative environment that supports advanced teaching and cutting-edge research activities.
