The Hill Group, Peabody and Goodstone Living Top Out at East London Build-to-Rent Project

Joint venture partners, The Hill Group, Peabody, and Goodstone Living, have marked a major milestone in the construction of Dagenham Green, the 360-home build-to-rent residential project in East London, with a topping out ceremony.

The partners celebrated construction reaching its highest point on the residential development, comprising an 18-storey tower that now stands as a landmark on the former Ford Motor Company stamping plant site in east London.

Dagenham Green will deliver 360 high-quality private rental apartments across three buildings ranging from 14 to 18 storeys. Located adjacent to Dagenham Dock station with direct rail access to Fenchurch Street in approximately 20 minutes, the development will offer residents an extensive range of amenities, including a concierge service, fitness facilities, co-working spaces, private dining areas and two landscaped podium gardens overlooking a new urban park. Sustainability is also a key focus with EPC B, WiredScore Platinum, and Fitwel 3-star ratings targeted to ensure the highest wellbeing and digital connectivity standards.

The build-to-rent homes are being delivered with specialist real estate developer and investment manager, Goodstone Living. The project is Goodstone Living’s third development on behalf of its first managed investment vehicle, Goodstone Living Partners 1 (“GLP1”), capitalised by the Northern Local Government Pension Scheme (“Northern LGPS”) and Macquarie Asset Management. The fund has two other projects in Edinburgh and Birmingham, totalling ~1,300 ‘next generation’ build-to-rent homes.

Dagenham Green forms the gateway to the wider 3,500 home regeneration masterplan led by Peabody that will also include an urban park, a lake, community gardens, a new secondary school, a medical centre, a community hub and a market square.

The project underscores Goodstone’s commitment to providing high-quality, attainable rental housing in key regeneration areas in collaboration with experienced delivery partners. The expected rents have been purposefully set to ensure the majority of new homes will be attainable to the majority of private renters in the local community – the development is positioned to be among the most affordable modern build-to-rent projects across London. The first homes will be available from summer 2027, with full completion anticipated by summer 2028.
