Topping out milestone celebrated at Twyford Park

Latimer, the development arm of Clarion Housing Group, has celebrated the topping out of Twyford Park alongside construction partner JJ Rhatigan, marking a major milestone in the transformation of the historic site.

Once complete, the development will deliver 296 high-quality new homes set within historic parkland, with 50% offered as affordable housing. This includes 70 homes for London Affordable Rent and 68 Shared Ownership properties.

A ceremony to mark the site’s topping out took place on 4th August and was attended by representatives from Latimer and JJ Rhatigan, alongside Cllr Peter Mason, Leader of Ealing Council, Cllr Louise Brett, Deputy Leader and Cabinet Member for Safe and Genuinely Affordable Homes, and Cllr Monica Hamidi, Cabinet Member for Good Growth. Guests took part in a ceremonial mortar laying, using trowels engraved to mark the occasion, before touring the site to see progress on the new homes, heritage restoration and landscaping, as well as visiting Latimer’s marketing suite and show home.

158 homes are available now for private sale, spanning 1 bed studios, as well as 2 and 3 bedroom apartments and 3-bedroom houses, with prices starting from £349,950 for a studio apartment and £935,000 for one of the 3-bedroom townhouses on offer.

With significant interest already shown in the development, this represents a fantastic opportunity for prospective buyers. The scheme’s shared ownership homes will be launched from site in September, with shares starting from 25% and deposits from as little as £5,250, helping more people onto the property ladder and creating the opportunity for future full ownership.

The wider site will deliver 326 homes in total, with the first residents expected to move in from Spring 2027.

Nick Wood, Regional Managing Director at Clarion Housing Group, said: “Reaching this milestone means we’re another step closer to welcoming people to this fantastic new neighbourhood. Twyford Park will provide much-needed new homes for Ealing, with half of them affordable, while restoring an important historic site and opening up beautiful green space for the whole community to enjoy. With sales having begun and our range of Shared Ownership homes going live soon, we are delighted to be offering homes allowing people to put down roots in a neighbourhood with both history and character.

“We’re proud to be working with JJ Rhatigan and Ealing Council to create this development that not only provides new homes but also leaves a lasting positive legacy for local people.”

Tom Neylon, UK Managing Director at JJ Rhatigan, said:

“Reaching this milestone at Twyford Park is a proud achievement for everyone involved in the project and reflects the dedication and collaboration of the entire team. We are delighted to continue our partnership with Latimer in delivering a high-quality development that will create a sustainable new neighbourhood for future generations. We are grateful for the strong collaborative approach that has underpinned the project from the outset and look forward to its successful completion, creating a place that both residents and the wider Ealing community can be proud of.”

Cllr Peter Mason, Leader of Ealing Council, said:

“It is vital everyone in the borough benefits from the growth in our 7 towns. As well as more affordable homes, this project will also open up valuable green space and community facilities for local people to enjoy. The opening of the south lawn and the extensive landscaping works will create a wonderful new outdoor space for the community.”

Alongside the new homes, Twyford Park will breathe new life into one of Ealing’s most significant historic sites. The carefully designed neighbourhood will combine contemporary homes with the restoration of Twyford Abbey’s heritage buildings and surrounding landscape, creating a greener place to live while preserving the site’s character.

One of the most exciting features for local residents will be the reopening of the Abbey’s 1.2-acre South Lawn, which will be accessible to the public for the first time in decades. The development will also introduce new landscaped gardens, protect mature trees, create a new community space and provide additional cycle storage to encourage more sustainable travel.

Sustainability has also been built into the development, with homes powered by renewable electricity generated from rooftop solar panels and energy-efficient air source heat pumps providing heating and hot water, which will help to lower future residents’ household bills. The development forms part of Clarion Housing Group’s wider partnership with Ealing Council to deliver much-needed homes across the borough. Nearby, Clarion is also delivering the regeneration of Sherwood Close, which will provide 362 new homes, around two-thirds of which will be affordable.
