Hill Secures £600m Brent Development Pipeline with Major Wembley and Dollis Hill Schemes

Hill Group is set to deliver 1,934 homes across two major sites in Brent, north-west London, through a joint venture with Pinnacle Investments. The partnership, operating as the Dollis Hill Wembley JV, has completed the acquisition of land in Wembley and Dollis Hill from United Colleges Group, allowing both schemes to move forward, with first-phase construction expected to begin next spring.

The developments will transform former college sites into mixed-use neighbourhoods, combining residential, retail and community space. The initial phase will include a mix of build-to-rent, social rent and private sale homes, alongside supporting amenities designed to create integrated, liveable environments.

Plans for the schemes, developed by Grid Architects, incorporate significant public realm improvements, including a new public park, podium gardens and courtyards. More than 1.3 hectares of landscaped space will be delivered, alongside enhancements to two existing parks, contributing to wider environmental and community benefits.

According to data provider Glenigan, the Dudden Hill scheme is valued at £500m, while the Wembley development is estimated at £92.6m. Across both sites, Sovereign Network Group is expected to deliver 154 social rent homes, supported by grant funding from the Greater London Authority through its Homes for Londoners programme.

Proceeds from the land sale will enable United Colleges Group to develop a new campus on Olympic Way in Wembley. The facility will focus on green skills, engineering and construction training, aligning with broader efforts to support workforce development in key sectors.

Hill Group founder and group chief executive Andy Hill said the schemes would help address a slowdown in London housebuilding.

Pinnacle Investments managing director Christopher Turnbull said the projects would support delivery of mixed-tenure housing in Brent.

The Wembley scheme, designed by Wilkinson Eyre, will redevelop the former College of North West London campus on Olympic Way. It will comprise two interconnected towers rising to 18 and 30 storeys, delivering 307 homes, including 85 designated for social rent, alongside ground-floor commercial space and resident facilities.

At Dudden Hill Lane in Dollis Hill, the second and larger scheme will deliver up to 1,627 homes across a series of buildings ranging from four to 28 storeys, forming a substantial new residential quarter within the borough.
