Legendre Wins £70m Mayfair Office Redevelopment Contract

Legendre UK has been appointed by Berkeley Estate Asset Management to deliver the redevelopment of 50 Stratton Street in Mayfair, London.

Data provider Glenigan has valued the scheme at £70m.

The Grade A office development, designed by Stiff + Trevillion, will provide 12,500 square metres of office space with 1,115 square metre floorplates, high-end finishes and a combination of communal and private terraces.

Legendre secured the project following a competitive single-stage tender managed by B&Co and Exigere.

BEAM is the property investment and asset management division of Berkeley Group.

The redevelopment has been designed to achieve BREEAM Outstanding and LEED Gold certifications. The all-electric building will use lightweight steel construction and incorporate four new cross-laminated timber floors as part of a zero embodied carbon strategy.

Works will also include the installation of new facades featuring stone cladding, aluminium-framed windows and curtain walling.

Construction is scheduled to begin in June 2026, with completion targeted for mid-2028.

Thomas Vandecasteele, managing director of Legendre UK, said the premium office development “marks a key milestone” for the company.

He added: “As occupiers place increasing emphasis on future-proofed, energy-efficient and sustainable workplaces, 50 Stratton Street demonstrates how central London offices can be redeveloped to meet evolving expectations.”
