BAM UK & Ireland has completed and officially handed over the £88 million Caledonia High School in Rosyth to Fife Council, marking the delivery of one of Scotland’s largest and most energy-efficient secondary schools.
The new school, which will welcome pupils from August 2026, has been designed to Passivhaus standards and will serve more than 1,700 pupils from communities across west Fife, replacing the existing Inverkeithing High School.
Built to meet the rigorous Passivhaus standard, the facility is expected to consume around 75% less energy than a conventional new-build secondary school in the UK. The design combines high levels of insulation, airtight construction and energy-efficient building systems to reduce carbon emissions while providing a comfortable and healthy learning environment for pupils and staff.
The project was delivered by BAM UK & Ireland in partnership with Fife Council, Hub East Central Scotland and the Scottish Futures Trust as part of the region’s ongoing investment in modern educational facilities.
Designed to support contemporary teaching methods, the school provides flexible, fully accessible indoor and outdoor learning spaces that encourage collaboration and interdisciplinary learning. Facilities include an assembly hall with capacity for 350 pupils, extensive outdoor sports provision and technology-enabled teaching spaces, while also offering accommodation for community activities outside school hours.

Caledonia High School is the second Passivhaus school completed by BAM UK & Ireland for Fife Council, following the delivery of the Woodmill and St Columba’s High School campus in 2024. That project has demonstrated the benefits of the Passivhaus approach, recording energy bill savings of £433,392 during its first year of operation.
Pupils are scheduled to move into the new school following the summer break, with teaching set to begin at Caledonia High School on 19 August 2026.
