Winvic Construction has been appointed to deliver a landmark £130m Build-to-Rent (BTR) development in Leeds city centre, following Gateway 2 approval.
Acting on behalf of new client Lisbon Street Developments Limited, a joint venture between Marrico Asset Management and Helios Real Estate, Winvic will deliver 578 apartments across two residential towers, with construction due to commence in Q4 this year. The appointment builds on Winvic’s strong track record in Leeds, coming six months after completing a 548-bed Purpose Built Student Accommodation (PBSA) scheme on the same site.
Located on Lisbon Street, the development will feature towers rising to 33 and 22 storeys, set above a single-storey podium and shared basement. The podium will include resident amenity spaces and two commercial units, supporting a mixed-use offering, while the basement will provide car parking, direct access into both buildings, and ancillary facilities. Other features include a roof terrace and east-facing balconies, designed to maximise views and outdoor living.
The development is targeting a Home Quality Mark (HQM) 3.5 star certification. Photovoltaic (PV) systems will generate renewable electricity on-site, reducing reliance on grid-supplied energy, while decentralised Air Source Heat Pumps (ASHP), will lower operational carbon emissions and provide a sustainable source of power throughout the building’s occupancy following practical completion. Enhanced building fabric and glazing specifications will further improve energy performance by reducing heating and cooling demands.
A Social Value Plan has been developed in collaboration with Leeds City Council. with expected outcomes including new jobs, apprenticeships, work experience placements, education engagement activities and volunteering activity – these will be tracked to demonstrate the positive impact the project creates.
This latest project further strengthens Winvic’s presence in the BTR sector and reinforces its commitment to delivering high-quality, city-centre residential developments.
