AFFORDABLE HOMES AT NORTHWICK PARKSIDE APPEAL TO KEY WORKERS

SNG (Sovereign Network Group) is delivering new affordable housing opportunities at Northwick Parkside, a flagship regeneration project in Harrow located directly next to Northwick Park Hospital and the University of Westminster on one side, and the expansive Northwick Park on the other. The development has already attracted significant interest from NHS staff employed at the hospital, alongside other public sector workers seeking high quality housing close to their place of work.

Aligned with SNG’s mission to provide good quality homes that lay the foundation for a better life, Northwick Parkside has become a hub of affordable housing with options for both Shared Ownership homes and low-cost rental accommodation exclusively for key workers. With thousands employed at the hospital alone, many more in the surrounding area working in healthcare, education, policing, and the emergency services, Northwick Parkside is quickly becoming a sought-after community for those who serve the public.

Brand new apartments are available through Shared Ownership, which allows buyers to purchase a share of a home with deposits starting from as little as 5%, making it easier for people to take their first step onto the property ladder. The selection of modern one- and two-bedroom apartments are carefully designed to suit the needs of singles, couples and small families, each enjoying its own outside space in the form of a private balcony or patio. Built with greener living in mind, the new apartments feature eco-friendly construction, superior insulation and energy-efficient appliances by Indesit and Bosch, helping to reduce bills as well as having a positive environmental impact. Buyers also have the opportunity to inject some of their own personality into their chosen home, with a choice of two kitchen colour schemes. As an added benefit for key workers when they buy with Shared Ownership, NHS workers will receive a complimentary £500 Love2Shop voucher when they move in.

In addition, SNG continues to provide key worker rental accommodation at Northwick Park. Rooms are available from around £800 per month inclusive of bills, well below typical market rents. This housing has been available for several years, with some residents having lived there for well over a decade, and offers secure, well-managed accommodation with fully equipped kitchens. Eligibility extends to anyone who meets the financial criteria with an upper salary limit of £66,000, particularly in the public sector, including NHS staff, teachers, police officers and firefighters. Applications are open to all public sector employees regardless of where they work, but people who live or work in Brent are prioritised.

Alongside the Shared Ownership and rental accommodation available, SNG is also delivering London Affordable Rent, London Living Rent and social rent at Northwick Parkside, widening the offering. There are also homes available to buy on the open market through Countryside Homes.

Charles Culling, Head of Specialist Housing at SNG, comments: “Our dedicated key worker accommodation allows people that work within the NHS or other key professions to live in an affordable home close to their workplace. We offer rental rates that are 20% lower than local market rates, which means these customers are able to have a roof over their heads without breaking the bank. A lower monthly rent could also mean that these workers are able to put money away each month and save for a deposit, so they can get their own home in the future.”

Northwick Parkside is the result of an ambitious partnership between SNG and Countryside Partnerships, part of Vistry Group. Once complete, the development will provide a thriving new neighbourhood featuring landscaped courtyards, green open spaces and a community hub with shops, cafés and a nursery. The wider area benefits from strong transport connections, with Harrow on the Hill a short walk away and Wembley Park just four minutes from nearby Northwick Park station.
