Vistry Secures Approval for 480-Home Estate Regeneration in Camden

Vistry Group and housing association Riverside Group have secured planning permission to redevelop the Juniper Crescent Estate at Chalk Farm in north London, paving the way for construction to begin later this summer.

The regeneration scheme was approved by the planning committee at London Borough of Camden and will see the existing estate replaced with a new neighbourhood comprising nearly 480 homes.

In total, the development will deliver 478 properties across a mix of social rent, intermediate rent and market sale tenures. Around 44% of the homes will be classified as affordable housing.

The project has been designed by PRP Architects, which has developed a masterplan intended to replace the ageing estate buildings with modern, energy-efficient homes. The new housing will include a mix of apartments and family duplex properties designed to meet contemporary housing standards.

As well as new residential buildings, the redevelopment will introduce a range of public realm improvements aimed at enhancing the wider neighbourhood environment. These include biodiverse landscaped green areas, dedicated children’s play spaces and upgraded pedestrian routes to improve connections through the estate.

The project forms part of a wider programme of estate renewal across London, where older housing developments are being replaced with new homes that meet current environmental and accessibility requirements.

Under the regeneration plan, existing residents currently living in social or intermediate rented homes will be guaranteed the right to return to the rebuilt estate once construction is completed.

Households returning to the development will also benefit from a support package designed to ease the transition into the new homes. This includes a 10-year subsidy arrangement covering council tax and service charge costs.
