Anwyl set to start work on 122 new homes in Haydock

Work to create 122 new homes in Haydock will begin this month, Anwyl Homes has confirmed.

When the homebuilder acquired the 11.5-acre site, west of Lodge Lane, in December 2024, it had outline permission for up to 130 new homes. A reserved matters application was submitted to St Helens Borough Council in March.

In August the homebuilder received approval to build 122 homes in a mix of two, three and four-bedroom designs and has been working behind the scenes in preparation for work starting on site.

Managing director of Anwyl Homes Lancashire John Grime said: “We’re eager to start work on site in Haydock, where there’s been a lack of new homes built in recent years, and anticipate preparatory works will start this month in readiness for construction of the homes beginning in spring. Our Sandon Gates development has been designed to address local housing needs, including options for first time buyers, families and downsizers, with 30% of properties classed as affordable homes.”

There will be 85 homes for private sale at Sandon Gates, plus 18 homes for affordable rent and 19 for shared ownership.

Heating and hot water will be provided by gas and PV, plus every home will have electric vehicle charging facilities. The development will benefit from its established green boundaries and two new areas of public open space will be provided on site for residents and locals to enjoy.

“We’re keen to deliver biodiversity net gain and have committed in the region of half a million pounds towards this. Across the site we’ll be encouraging wildlife to thrive by creating hedgehog highways, with gaps in fences for the creatures to travel through; installing bird and bat boxes on buildings and on trees, plus we’ll be retaining existing trees and hedgerows and carrying out additional planting,” John added.”

“There will be a central green space and play areas, which will provide somewhere for new neighbours to meet and for children to play.”

Close to the East Lancashire Road and junction 23 of the M6 motorway, the land acquired by Anwyl is on the edge of an established residential area and lies in the heart of the commuter belt for both Liverpool and Manchester. Residents will benefit from a range of amenities within walking distance including supermarkets, shops, coffee shops, and a gym, plus a choice of “outstanding” and “good” primary and secondary schools within a mile.

Anwyl is working towards releasing homes at Sandon Gates for sale in late spring/early summer 2026.
