Multiplex has been appointed to deliver the main construction works on Derwent London’s £200m 50 Baker Street development in Marylebone, marking the next phase of one of the capital’s most ambitious mixed-use projects.
The contractor has spent the past year working alongside Derwent London under a pre-construction services agreement, helping to refine the engineering approach, construction methodology and delivery programme ahead of the main contract award.
With the agreement now in place, Multiplex is scheduled to begin main construction works next year following the completion of demolition and enabling works currently being carried out by McGee.
Designed by AHMM, the nine-storey scheme will provide approximately 236,000 sq ft of mixed-use accommodation, comprising premium office space, retail units, restaurants and 17 residential apartments. The development occupies a prominent site in Marylebone and forms part of Derwent London’s continued investment in central London commercial property.
A major focus of the project is reducing embodied carbon through innovative construction techniques. Around 2,000m³ of structural concrete removed from the existing building will be reused within the new structure using the Piecewise Reuse of Extracted Concrete in new Structures (PRECS) methodology. The approach is intended to reduce construction waste while significantly lowering the project’s embodied carbon footprint.
Sustainability targets for the development are equally ambitious. The office accommodation is aiming to achieve a BREEAM Outstanding rating, while the retail and residential elements are targeting BREEAM Excellent certification. The project is also seeking LEED Platinum certification together with a NABERS rating of at least five stars, reflecting Derwent London’s emphasis on delivering high-performing, energy-efficient buildings.
