Galliford Try lands £32.8m City Place housing contract in Chester

Galliford Try has been appointed to deliver a £32.8m residential scheme at City Place in Chester for Clarion Housing.

The design-and-build contract will see the tier one contractor deliver 126 homes, together with associated external works, utilities and drainage infrastructure. The contract value is understood to be £27.3m excluding VAT.

The scheme was procured by Clarion Housing Property Development Services under a competitive flexible procedure in line with the Procurement Act 2023. Two tenders were received at final stage, with Winvic Construction identified as the unsuccessful bidder.

The award decision was confirmed on 29 October 2025, with assessment summaries issued to tenderers on the same day. The standstill period is scheduled to conclude on 27 February, with contract signature anticipated from 3 March.

Construction is expected to run from 3 March 2026 through to 29 February 2028, giving a programme of just under two years.

Clarion Housing Property Development Services, a subsidiary of Clarion Housing Group, acted as contracting authority for the scheme, with Clarion Housing Group Limited providing tender administration support.

The residential package forms part of the wider City Place regeneration in Chester. The £120m mixed-use development, valued by data specialist Glenigan, will comprise more than 46,450 sq m of Grade A office space, alongside retail and leisure provision, 200 homes and new public realm.

The overall masterplan is being brought forward by Muse Developments, the regeneration arm of Morgan Sindall.
